Resumen Ejecutivo
Executive Summary
This whitepaper documents, with judicial expert rigor and under the Prop Trust Verified Standard v1.0 (PTVS), the complete forensic audit of a 463 m² commercial real estate asset managed under a Managed Client Agreement with a multinational global Flex Office operator (anonymized as “Operator Type A”).
Over a 36-month period, the audit identified 13 severe breaches structured in three blocks: (i) commercial falsehood and revenue diversion, (ii) accounting opacity and registry-physical mismatch, and (iii) asset blocking and contractual coercion. The PTVS methodology enabled the reconstruction of the physical and documentary truth of the asset, its cryptographic anchoring (L0-PR Protocol), and the articulation of a 6-point legal requirement that culminated in the rescission of the contract without penalty for the owner, the 100% exoneration of fictitious “unpaid costs”, and the orderly transition to a certified direct management model (Spacebox Certified).
The case demonstrates that the tokenization of real-world assets (RWA) without a forensic physical validation layer (Layer 0) exposes institutional investors to systemic risks of value destruction, toxic collateral, and litigation. The PTVS standard resolves the Physical Oracle Gap documented in the RWA Physical Risk Index Q3 2026 (DOI: 10.5281/zenodo.22934596), where 68.4% of analyzed RWA protocols lack independent physical validation.
